Where we build · Eastern Suburbs
Basements, heritage and coastal builds in the Eastern Suburbs.
Paddington terraces, Bellevue Hill and Vaucluse harbour slopes, Bondi-to-Coogee coastal blocks. The Eastern Suburbs concentrate exactly the work we specialise in — going under existing houses, building on rock and slope, and adding to heritage stock without erasing it.
In short
Varloch builds in Sydney's Eastern Suburbs on the difficult end of residential work — basements dug under existing homes, heritage terrace restorations and additions, and new homes on sloping and coastal blocks. Projects here run under Woollahra, Waverley or Randwick council controls, and the excavation, heritage and view-sharing rules shape the design long before construction starts.

What the Eastern Suburbs are actually like to build in
The Eastern Suburbs pack three very different building conditions into a small area. Paddington, Woollahra and parts of Darlinghurst are dense Victorian terrace stock on small lots with party walls, rear-lane access and almost no room to stage materials. Bellevue Hill, Point Piper, Vaucluse and Dover Heights are harbour-facing slopes on sandstone, where the house steps down the hill and the view is the asset everyone is protecting. Bondi, Bronte, Tamarama, Clovelly and Coogee are coastal: salt exposure, wind, sand over rock in places, and steep streets that make crane and truck access a planning exercise in itself.
Councils and controls
Three councils cover most of the area — Woollahra (Woollahra LEP 2014), Waverley (Waverley LEP 2012) and Randwick (Randwick LEP 2012) — each with its own development control plan. Woollahra in particular controls basement excavation closely, and heritage conservation areas such as Paddington, Woollahra and Watsons Bay cover large parts of the residential fabric. View-sharing, overshadowing and neighbour amenity are assessed carefully across all three councils. Heritage impact statements, geotechnical reports and dilapidation surveys of neighbouring properties are standard on the projects we take on here.
Why our work transfers here
We don't yet have a published Eastern Suburbs project, and we won't pretend otherwise. What transfers directly is the technical work we do every week elsewhere in Sydney: underpinning and excavating beneath existing homes and party walls, waterproofing basements we self-perform, building on harbour sandstone slopes in Kirribilli and Mosman, coastal detailing on the Northern Beaches, and conservation-standard restoration of Victorian and Federation fabric in the Inner West.
Common project types in the Eastern Suburbs
Basements and lower-ground living added beneath existing terraces and harbour homes. Rear additions and attic conversions to Paddington and Woollahra terraces inside heritage conservation areas. New homes and knock-down rebuilds on steep harbour-facing and coastal blocks, where engineering and access decide the program. Renovations and remedial work on coastal homes dealing with salt, water and ageing structure.
Common project types here
- Basement excavation — Cellars, wine rooms, gyms, and garages excavated under existing Sydney homes.
- Heritage — Conservation-grade restoration and sympathetic additions on listed and overlay-protected Sydney homes.
- Sloping sites — Steep blocks, harbourside terraces, and the engineered foundations that hold them up.
