Most builders start with a plan and a price. We start with a conversation about how you live — because a statement home isn't a style, it's a house that fits one family and no one else. What does the morning actually look like? Where does the light need to be? What did you hate about the last place you lived? Which rooms do you really use and which are for the real-estate photos? The technical delivery — architect-led, design & build, whatever the brief needs — comes after we understand the brief. That order is the whole point. A builder who works excellently with clients isn't a soft skill on top of a hard one; it's the thing that decides whether the finished house is the one you pictured or a near-miss you learn to live with.
Architect-led — the builder your architect wants you to call
If you already have an architect, we don't ask you to walk away. Our role is execution: buildability advice during Design Development (flagging cost-drivers and sequencing risk while the drawings can still change without re-DAing), a structured fixed-price tender against the architect's documents with provisional and PC sums called out transparently, construction administration alongside the architect, and handover. The architect holds design intent through to PC; we run program, cost, and site safety. The single most important diagnostic on a healthy architect-led project: when there's a problem, the architect and builder talk to each other first, then together to the client — not separately about each other. We give the architect a written buildability commentary rather than just verbal feedback, and we don't undermine design decisions in private with the client.
Design & build — one contract, one team, brief to handover
Where you don't have an architect and want a single point of accountability plus earlier cost certainty, we run design & build: we bring the architect (from a small panel selected for designing within a buildable, costable framework), the engineer, and the trades under one agreement. You meet the proposed architect early — if there's no fit, we propose someone else. We run a stage-gate process (brief → concept → SD → DD → CD → construction), and at each gate you sign off on cost and scope before the next stage begins. The practical advantage is timing: a budget envelope at brief (±30%), a cost plan at end-of-SD (±15%), and a fixed-price contract sum at end-of-DD (±5%) — reliable cost far earlier than the traditional design-bid-build model, where the first firm number comes only after construction documentation. Architect IP is preserved with a perpetual project licence to you, and the contract specifies a clean transfer path if the relationship ever ends.
New builds, knockdown rebuilds, and coastal
A statement home is often a fresh start on a block worth keeping — the address, the school catchment, the view, the family ties are right, but the existing house no longer fits. That's a knockdown rebuild, and the build itself is a custom home; the front-end that volume builders discount is the demolition, hazardous-materials handling (pre-1990 Sydney homes almost universally contain asbestos in fibro cladding, eaves, vinyl tiles and pipe lagging; lead paint on pre-1970 timber), utility disconnection lead times, tree-protection zones, and council waste diversion — we price these on actual surveyed scope, not fixed allowances. On coastal and clifftop sites the spec changes again: marine-grade 316 stainless fixings, concrete grade and reinforcement cover matched to the real AS 3600 exposure category, roof and wall junctions detailed for wind-driven rain. Wherever the site is, the way of working is the same — understand the brief, engineer it properly, build it once.
When someone else couldn't finish it
Sometimes a statement home starts as a rescue. A build is months overdue, the previous builder has gone quiet or gone under, subcontractors are owed money, and the client is paying interest on a construction loan with no end in sight. We take these on — starting with a fixed-fee diagnostic site audit (physical condition trade by trade, contract and payment status, certifier and compliance position, a realistic program to completion) that we'll give you as a written report even if the honest answer is to negotiate with the original builder rather than switch. If a takeover is the right call, we work with your solicitor to close out the previous contract cleanly, issue a new HBCF policy for the remaining value, document existing condition photographically so the warranty boundary is unambiguous, and run the rest as our own. Statutory warranties on the previous builder's work survive against them (6 years major, 2 years minor); ours cover what we do.
