Renovate, Extend or Rebuild? How Do You Decide?

Start with what you have

When a home no longer suits the way you live, it can be tempting to jump straight to a solution: renovate, add another level, extend into the backyard or demolish and rebuild. We think the better starting point is a question: what is already worth keeping? Every property has a different combination of opportunities and constraints. The existing structure, orientation, natural light, planning controls, landscape, heritage, views, access and condition of the building can all influence the right approach. At Varloch Design, we investigate these conditions before deciding how much architecture needs to be added. Sometimes an existing home has great bones and needs a carefully considered intervention. Sometimes an extension unlocks the entire house. And sometimes retaining the existing building introduces so many compromises that rebuilding deserves serious consideration. The objective isn't necessarily to build more. It is to understand what you have, what you need, and where design can create the greatest value.
