From first sketch to handover

Every successful project begins long before drawings are produced. It starts with understanding how you live, what the site can offer and the opportunities hidden within every constraint. At Varloch Design, we guide clients through a clear and collaborative process that balances creativity with technical precision. Each stage builds on the last—from understanding your brief and exploring ideas through to detailed documentation and construction support. Using Building Information Modelling (BIM), every project is developed as a coordinated digital model, allowing us to test ideas, resolve issues early and deliver greater certainty before construction begins. This approach helps minimise risk, improves communication with consultants and builders, and creates a smoother experience throughout the project. While every home is unique, our approach remains consistent: thoughtful design, clear communication and attention to detail at every stage.     Discovery

    Every project begins by listening. We take time to understand your goals, lifestyle, budget and the unique opportunities of your site. We review planning controls, identify constraints and discuss the vision for your home. This early stage creates a strong foundation for informed design decisions and ensures the project begins with clarity and shared expectations.

    Design development

    Ideas are explored, refined and tested through sketches, 3D models and coordinated BIM workflows. Together we develop the architectural language, spatial planning, material palette and overall character of the project while coordinating with consultants and responding to planning requirements. Throughout this process, design decisions are evaluated against functionality, budget and buildability.

    Documentation and delivery

    Once the design is resolved, we prepare detailed documentation suitable for approvals, pricing and construction. Our coordinated BIM models improve accuracy and reduce uncertainty before work begins on site. During construction we continue to support the project by answering contractor queries, reviewing progress and helping ensure the original design intent is realised through to completion.
