The engineering behind the design.

One of Varloch’s earliest major projects—this build began as a stalled ownerbuilder job, with only partial works completed and documentation missing. Located on steep, high-pressure land in Bilgola, the site brought logistical and geotechnical challenges.

The plan.

We assessed all existing structural works for integrity and compliance, then advanced a predominantly concrete structure across a multi-level design. Craning, access, and sequencing were complex due to narrow residential roads and steep site grades.
